We mentioned back in November that we were due to be taking on another HMO property to manage in Chelmsford and whilst we initially felt it would happen in December it will now officially come under our management from 1st February 2011.

The property is a great 6 bedroom property based in a quiet cul-de-sac in Chelmer Village and has been up and running for a few years. The delay in taking over the management of the property has been due to the complicated set up that the previous managing agent had been operating at the property. We have helped the owner to improve some of their own systems and helped them to collect all the information they needed to enable us to gather an accurate picture of what had been happening at the property and most importantly what rents and deposits had been paid also.

We have now cleared up all those issues and are in the process of getting the existing tenants to sign new contracts and make sure all the rent payments are up to date. From 1st February we start to maintain the property including weekly cleaning of the communal areas, window cleaning, gardening and full outside maintenance of the property.

We are now also in talks with another landlord about possibly taking on the management of their HMO property which they are finding it difficult to manage due to other commitments and as it is their first investment they didn’t realise how much work was involved in the management of these types of properties.
